If the right long-term management of such were in place, it could be very nice. Again, there are so many factors that must come togenter in just the right manner for something like this to succeed on the social level, otherwise it will be a sterile glass and steel ghost town with no meaningful cultural reference.

They will need to make it sticker-proof as well.

This is a new design for a project unveiled in July (the original design was probably better). It's supposed to be one part of the 'Han River Renaissance Project' that will create 'new parkspace' (aka 'let the construction companies run amok') in several different locations on the Han River. Several renderings are here:
http://www.moneytoday.co.kr/view/mtview.php?type=1&no=2007070315282158606

The KNR will be moving their rail yard at Yongsan elsewhere to make way for the project. Oh, and check out this map:

http://blog.naver.com/ohj1394?Redirect=Log&logNo=70015983530

This isn't the best map I've seen, but it does give the impression that between the plans for this project, development along the train line north to Seoul Station, the plan to redevelop Yongsan garrison into a park, and the Hannam new town (razing everything between Itaewon-ro and the Han river), much of Yongsan-gu will be demolished and rebuilt over the next 10-15 years.

In this artist’s rendering, a 620-meter, 152-story high landmark tower in the shape of a waterdrop will be the centerpiece of a massive development led by the Samsung Corp. and the National Pension Fund Service in Yongsan, central Seoul.

I'm glad I'm getting my money out of there next year.
